FAQ

Common questions

Are you licensed and insured?

Yes. Loukides Power Washing is licensed and insured, and a certificate of insurance is available on request.

What areas do you serve?

We are based in Lewes and serve all of Sussex and Kent County, including Rehoboth Beach, Dewey Beach, Milton, Bethany Beach, Ocean View, Millsboro, Georgetown, Milford and Dover.

How do I get a quote?

Send a quote request through the site or call us. Most jobs are quoted right over the phone. Satellite and measurement tools size up the property, so you get a real number without waiting on an appointment.

Do I need to be home?

No. Just make sure we can reach an outdoor water spigot and get through any gates. Plenty of our customers are away when we work.

Do you come out to give an estimate?

Nearly every price is set over the phone or by text, since size, condition and access all change the job. Call us or request a quote online.

Do you work with rental homes and commercial properties?

Yes. We work with vacation rental owners, property managers, restaurants and retail. We are insured, with a certificate of insurance on request.

Is it safe for my plants and pets?

We rinse plants before and after we clean, and every job carries neutralizer on the truck in case it's needed. Please keep pets inside until we're done and surfaces are dry.

House washing

House washing questions

Will pressure washing damage my siding?

Not the way we do it. We soft wash with the right cleaning solution for your siding instead of blasting it with a pressure washer.

How often should a beach area home be washed?

Most homes near the coast need it about once a year. Salt air and humidity bring mold and algae back faster than inland.

Is pressure washing safe for my siding and roof?

We soft wash siding and roofs: low pressure with a cleaning solution that treats mold and algae at the root. High pressure is only used where it belongs, on concrete and pavers.

Roof cleaning

Roof cleaning questions

Will pressure washing damage my roof?

Yes, which is why we don't do it. A pressure washer can drive water up under shingles and strip granules, and most shingle manufacturers void the warranty if pressure washing is used. We soft wash every roof instead.

What causes the black streaks on my roof?

Algae growth, not just dirt. A soft wash kills the algae at the surface instead of just knocking the visible streak off.

Concrete

Concrete cleaning & sealing questions

Do you remove oil stains from a driveway?

Stain treatment is its own service. We can't guarantee a stain will fully come out, but ask us about it.

Should I seal my concrete after cleaning?

We recommend it. Sealing only makes sense after a full clean. It locks in the surface instead of sealing over dirt and old grime.

Do you seal driveways and pavers? How long does it last?

Yes, concrete driveways, walkways, patios and pavers. Our clear sealer lasts 3 to 5 years with proper care. Natural look on most pavers and concrete. Some may show a light sheen or slightly richer color. We always clean and fully dry the surface first, then seal on a separate visit so the sealer bonds.

Do I need my concrete cleaned before sealing?

Yes, always. Sealing an unwashed surface traps whatever dirt, oil and grime is already there underneath the sealer.

Pavers

Paver cleaning & sealing questions

Why isn't paver cleaning priced per square foot?

Joint depth varies from job to job and drives the actual labor, so square footage alone doesn't predict the work. We quote it over the phone based on what you tell us about the joints, instead of off a generic rate.

Can paver cleaning be done same-day?

No. The patio has to dry completely after washing before we can re-sand the joints, since polymeric sand needs a dry surface to set correctly. It's a two-visit job.

Why does paver sealing take 3 visits?

Wash, then dry, then re-sand, then dry again, then seal. That's the real sequence. Re-sanding re-wets the patio, so sealer can't go down the same day.

Deck & fence

Deck and fence cleaning questions

Will deck cleaning work on composite decking?

Yes. Wood and composite get the same wash.

How often should a deck be cleaned?

It depends on sun and shade exposure and the deck material. There's no single interval that fits every deck.

Will this damage vinyl fencing?

No. Vinyl fencing gets the same matched product used on siding. It's built to clean it safely, not strip or damage it.

Do you clean both sides of the fence?

Yes, the full fence line gets cleaned, not just the side facing the street or the house.

Gutters & windows

Gutter and window cleaning questions

We offer both exterior window washing and interior window cleaning as separate services.

Do you offer gutter cleaning?

Gutter cleaning is booking for spring. Call us or request a quote online to get on the spring list.

Do you clean the outside face of the gutters too?

That's part of a house wash, not gutter cleaning. Ask us about bundling both.

When's the best time to book gutter cleaning?

Before the leaves come down. Fall is the busiest season, so getting on the schedule ahead of leaf drop means an actual choice of date.

What's the difference between exterior and interior window cleaning?

They're two separate services. Exterior window cleaning covers outside glass only, from the ground with a water-fed pole. Interior window cleaning covers inside glass only, hand-detailed.

Do you clean screens too?

Yes. Screen cleaning is a paid add on. We do not remove screens. If you take them out before we arrive, we clean them for a fee. If they are left in, we clean the windows over them and let you know they can come out next time.

Does a house wash clean my windows?

Windows are rinsed during a house wash but not cleaned or detailed, so water spotting is possible. For spot free glass, add our window washing.

Can you clean second story windows?

Yes. Upper windows are cleaned from the ground with a water fed pole and purified water.

Can exterior window washing be bundled with a house wash?

Yes, and it's commonly done that way, since a crew is already on-site washing the siding.
